In an Endeavour to Serve our NRI Customers / Senior Citizens / Elite Customers better, we have taken the initiative and launched the Property Management Services Wing of our Firm

Services Provided

  • Complete Assistance with the Documentation and Registration process
  • Interiors for the Purchased flat by experienced interior designers / contractors
  • Soliciting tenants after completion of the Construction and Interiors
  • Leasing / Renting the property with necessary documentation
  • Ensuring Lease / Rentals are credited to the Customers account regularly
  • Liason with GHMC officials for Property Tax valuation
  • Payment of Property tax on due dates
  • Liason with APCPDCL authorities for Electrical related matters
  • Liason with HMWS & SB authorities for Manjira water connection and Other matters
  • Maintenance of the Premises and Taking care of any minor / major repairs required to be undertaken
  • Soliciting tenants after termination of existing contracts
  • Any other services as may be agreed upon at the time of entering into a contract for the services

Amounts to be Paid / Reimbursed by the Customer

  • Purchase of Spares
  • Charges paid to Labourers / Carpenters / Electricians etc
  • Property tax
  • Cost of stamp papers for entering into Rental agreements
  • Registration charges where Rental agreements are required to be registered
  • Electricity bills and Society maintenance charges for the duration when the property is not leased out
  • Major Repairs / Maintenance to the building done by the society
  • Any other charges / government levies which might arise in future

Service Charges

  • Rs.1,000/- per month or 8% of the Rental value whichever is Higher
  • Service Tax & Other government levies will be extra
  • Service charges deposit - 6 months charges (Can be adjusted or Refunded on Termination of the contract)
  • Regular payments can be made either monthly / quarterly / half-yearly / yearly in advance
